People buy homes, not houses

With knowledge, skills and experience in home staging and interior redesign, I am able to help people create the atmosphere and environment in their home to sell it for the price they deserve and quicker. At the same time, the buyers feel that they have got exactly what they want at a fair price.

Prior to my relocation to Canada in 2007, I had a successful career of fifteen years in accounting and finance. One of my roles was to take charge of our redecoration and refurbishment of several offices and residential homes held by our group of companies, in order to reflect a multi-million dollar, modern, and successful business. I was on purchasing trips to China and Italy, and have experience sourcing furniture, accessories, and building materials at low cost from quality suppliers. I also supervised tradesmen to complete projects on time and within budget.

In today’s competitive real estate market staging offers you the needed advantage when you decide to sell your property. My services are extensive and comprehensive in this realm, and have many components that blend together to form service system. There are, however, three basic components: consultation, preparation work, and resale redesign.

1. Consultation
I will do a thorough walk-through of the property, and record my findings and recommendations in a report. After this, I will discuss with the client the report in detail, and we will together discuss a budget, a plan of action, and a time frame for the work to be completed.
Cost: $250.00; however, in celebration of my exciting business launch, I will provide a free consultation for new clients.

2. Preparation Work
This includes basic cleaning, de-cluttering, de-personalizing, organizing, and minor repairs. Most of the time, this work is done by the client themselves, though I am more than able to assist in these areas. Part of staging process involves continued maintenance of the improvements done in these areas.
Cost: Any professional work and all materials.

3. Resale Redesign
This part of the home staging process involves the most variables, all of which depend on the client, the type of property being staged (e.g. vacant or occupied), and what the current situation is (budget, time frame, scale of project, etc.) This is where we “show off” the property and its most appealing features with furniture, decorations, lighting, and drapery. This could involve using existing possessions of the client, the purchase of newer or more stylistically-appropriate items, or rental of such items (usually only for vacant properties).
Cost: Any materials.

Any of these stages may be broken down individually, depending upon the client’s needs and budget. However, the most effective sales of homes that have been staged involve all three components in varying degrees.

I am so pleased with the result! Staying well within the budget we had set out, within two days Larissa had made my vacant property shine with simple, yet stylish enhancement of furniture to the colour of curtains helped highlight the comfortable feeling of my house for potential clients. And the results speak for themselves: the very first people to see my house after home staging rented it right away, and signed a rental agreement for two years!

Larissa respects the time and budgets and concerns of her clients, partners, and associates, and has a charm about her that makes people feel at ease. She is very knowledgeable and creative in the field of home staging and interior decorating. I do not hesitate to recommend Larissa to my clients especially in this market, where sales will have to be done on a much more professional and serious level then in the past decade. Larissa is definitely the right person with the right services and the right skills.
